The villa is on a private, gated, country estate called Olgiata with 24 hour security and a Golf Club, Tennis Club, Sports Club and Riding Clubs on site.
Rome is 20 minutes away by car, or easily reached by train from Olgiata station.
The villa is on three floors:
TOP FLOOR:
A large double bedroom overlooking the back garden. Mirrored wardrobes.
A childrens’ room with one standard sized single bed (91x191cms) and a second bed which slides out from under the first. Wardrobe and desk.
A tiled bathroom with W.C, , basin, shower and bidet. (No bath on this floor)
A big sunny terrace overlooking pine trees, gardens, etc .
GROUND FLOOR:
If necessary, all this floor is wheelchair accessible.
A large double bedroom with two windows looking out onto front and side garden.
Large en suite bathroom with shower, big bath, basin, W. C. and bidet.
Double living room with fireplace, two sitting areas, two windows looking onto front and back garden plus double glass French windows leading to covered terrace and pool.
A separate dining room to seat 4 -8 with French windows opening onto the covered terrace.
Small but entirely equipped kitchen with oven, burners, fridge-freezer, Microwave, dish washer, Espresso coffee maker, toasters, all dishes and utensils, door onto garden and all bins.
Small W.C. with red circular basin.
LOWER GROUND FLOOR:
Bathroom with big walk-in shower, basin, W. C. and bidet.
Large “hobby room” with sofa and chairs, table, desk etc.
Washing machine room and drying area, ironing room and access to double garage with ping pong table which can be wheeled into garden when weather permits.
Washing machine room with a double basin for muddy boots etc and drying rack.
Ironing room with steam iron.
Staff shower room with toilet and bidet.

POOL AND GARDEN:
The covered terrace has a teak dining table to seat 6 -12 persons and wicker sofas and armchairs to seat 12. It overlooks the
Garden with swimming pool, trampoline and table tennis the children‘s trampoline and a covered Barbecue and bar.
AIR CONDITIONING :
There is one unit in the sitting room and one which covers the upstairs floor.
These have proved extremely efficient during last year's temperatures of up to 40 deg.. In former years they were hardly necessary as the covered terrace keeps the ground floor rooms naturally cool. .
The central heating system is extremely efficient for the winter months and there are extra electric heaters for particularly chilly persons!
Fireplace in living room - wood is provided and the daily help will clear the ashes!
AMENITIES:
Daily help who will clean, iron and/or cook for 3 hours daily (included in rental)
Gardener once weekly (included in rental)
Pool technician once weekly for cleaning and maintenance (included)
Easy on-street parking outside door, (or trickier parking for 2 cars involving reversing backwards into double garage. Your choice but also your liability!)
OUTDOOR ACTIVITIES :

Horse riding - both outdoor and indoor riding facilities
Tennis Club - also 2 covered courts in winter
An amazingly well-equipped Gym/Physical Fitness Center/ Indoor pool (website : "Olgiata 2012") is attached to the estate.
Wonderful walks through woods or keeping to the estate's roads - the only ones in Rome to be free of potholes and with very limited traffic. Ideal for cyclists.
There are 2 adult bicycles available.
Table Tennis - may be wheeled into garage if raining or left in garden if fine.
Trampoline for not more than three children under 12 at a time.
The pool has easy steps down and shelves very gradually.
SECURITY:
There is a recently installed and highly efficient 24 hour system throughout the Estate. Entrance is by pass only (provided, obviously.)
Additionally the house has its own , easy to use, alarm system and also has a hidden wall safe.
INDOOR ACTIVITIES:
Monopoly, Jigsaw Puzzles, Lego, Backgammon, Chess, Paints galore and painting books, big plastic table cloths to cover tables etc. etc. Yes I have grandchildren - how did you guess?!
WIFI is brilliant in most places, but a little bit slower in the upstairs bedroom and bathroom.
T.V.
This deserves a title of its own. We do not (by choice) have a T.V. Sorry. There are books in English, Italian and French throughout the house. Also radios, CD players and even cassette players. And playing cards.

Sheets which are changed weekly by housekeeper or more often if you bribe her a little...
Blankets and/or Duvets

Basic necessities provided : all cleaning products, soap and shower gels, basic condiments, pasta and a bottle of tomato sauce and a bottle of wine (Welcome to Italy!)
NEARBY:
There is an excellent restaurant within a 5 min. walking distance ("Ribot") with a beautiful garden in the Summer and a roaring fire in the winter. There are literally dozens of other restaurants and huge Supermarkets within 5 - 15 minutes of the estate, all with very easy parking. Hairdressers, Banks, an all night supermarket, bar, smaller shops etc. on the edge of the estate.

100% REFUND if the cancellation is made at least 30 days before the arrival date. There is a 50% refund if cancelled at least 14 days before the arrival date..
