Recently renovated and refurbished (June 2023), is located in upper Lazio on the border with Tuscany and 30km from the famous Monte Argentario.

The property consists of: the villa, the dependance, the swimming pool, the patios and porticoes, the garden, the parking area.
The villa consists of 2 independent apartments of 70 sqm each (one on the ground floor and the other on the first floor). Each apartment has two double bedrooms with two ensuite large bathrooms plus a living room with an open kitchen.
The dependance (35 sqm) consists of a double bedroom with ensuite bathroom (dependance will be prepared and available only for 9-10 guests booking).
The outdoor space includes:
- 8x4m swimming pool with 4x2m paddling pool, deckchairs, sunbeds, umbrellas and outdoor shower
- a 70 sqm patio furnished with a dining table for 10 people, sofas, outdoor kitchen and BBQ
- a 22 sqm furnished terrace (accessible from the apartment on the first floor of the villa)
- two furnished porches of 22 sqm each (one covered and the other uncovered) on the villa ground floor
- 3500 sqm fully fenced garden
- parking area for up to 10 cars
- two recharging points for electric vehicles (activation of recharging points have to be requested and paid in cash upon check in - costs is 150€/week + 50€ deposit for the key card)

The garden is watered at night between 1AM and 7AM.
The gardener takes care of the garden weekly. Day to be agreed with the guests, usually Fridays.
Swimming pool cleaning on the day of arrival. A net will be provided to allow guests to clean the surface whether needed.
House rules:
- Check in from 04:00PM to 08:00PM - exact arrival time must however be advised at least 1 day in advance of arrival. Late check-in after 08:00PM and before midnight could be managed but costs 50€ to be paid cash upon check-in.
- As requested by Italian law, upon check-in the guest will be requested to sign a lease agreement and provide an id document for any person hosted.
- Property can be accessed only by guests registered upon check in
- Don't throw anything in the toilet but toilet paper. Failure to comply could cause serious damage to the toilet and lead to charge for repair costs. All other objects (e.g. cotton buds, dental floss, ...) must be thrown into the provided bins
- Do not move furniture from one room to another and do not move furniture from indoors to outdoors
- Guests are requested to properly recycle their own garbage and dispose it in the public cans on the road to Pescia Romana village
- It is forbidden to throw cigarette butts or any other type of rubbish in the garden
- Car parking is limited only to the space reserved for parking, adjacent to the entrance. It is forbidden to park or drive on the grass
- Activation of recharging points for electric vehicles have to be requested and paid in cash upon checkin - costs is 150€/week for unlimited charging.
- Host is not responsible for any guest belongings left or forgotten in the house after checkout time.
Swimming pool main rules:
- The swimming pool is open from 15th May to 30th September.
- Swimming pool can be used from 07:00AM to 08:00PM
- Use of the swimming pool by minors or non self-sufficient guests must be supervised continuously by an adult. The guest assumes full responsibility for any accidents, injuries or other.
- It is forbidden to consume food or drinks (except those in plastic containers) in the area surrounding the swimming pool.
- Other rules are listed in the agreement to be signed by the guest upon check-in.
Pet rules:
- only pets allowed are dogs weighing up to 10 kg
- maximum 2 dogs per stay
- pick up droppings in the garden
- do not let them urinate in the house and on outdoor floors and outdoor furniture
- don't let them dig holes in the garden
- do not let them get on the beds, armchairs, chairs, sunbeds
- do not let them into the pool
- don't let them chew on the furniture
