On the main floor you'll step into a spacious living room showcasing river views and dramatic dining room with abundant seating and ample room for all your guests. Down the hall, you'll find the spacious gourmet kitchen (complete with ideal setup for a private chef or caterer) opening into a cozy lounge area and second dining space overlooking the water. To your left, you'll find the first bedroom with a KING bed with views overlooking the water and direct access out onto the pool deck.
The second floor includes two additional bedrooms and bathrooms, both with KING beds and access to a private screened porch. Here you'll also find the laundry room. Further down the hall, step into the stunning primary suite complete with lounge area and soaking tub. This luxurious and private suite also features a converted office and coffee bar that once served as a private art studio - taking in the views from the dramatic bay windows, it's easy to understand the art this space inspired. If you have little ones in tow, the expansive primary suite's dual walk-in closet is also ideal for a crib.
The Scarlett House is truly a wonder once you step outside onto the spacious patio and pool deck featuring a private infinity pool and hot tub that look over the Kiawah River. Delivering on the best of indoor outdoor living that a Kiawah Island vacation inspires, the outdoor kitchen comes with a hefty grill, Green Egg and family-style table for dining al fresco overlooking the picturesque river. For the sportsman that enjoys time on the water, you'll enjoy the private dock perfect for tying up your vessel, kayaking, paddle boarding and more. Take the stairs to the ground level, where you'll find a garage area that may double as a rec room with its small gym (Matrix equipment).

Every property in our portfolio is designed to host only vacation guests, and guests of Luxury Simplified Retreats are expected to abide by the rules and NOISE ORDINANCE enforced by the Town of Kiawah Island. Those that violate the terms of occupancy, host events, and/or parties will result in immediate loss of use. The Scarlett House does not allow pets. No exceptions. The Scarlett House is a NO SMOKING property. No exceptions.
Access
Your Concierge will meet you at the home upon your arrival to check you in. Should our schedules not line up, your Concierge will walk you through how to get into the property. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. Every vehicle MUST have a gate pass to access Kiawah Island. The Town of Kiawah Island allows each reservation to give up to four (4) gate passes per stay. No exceptions.
Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure. Your Concierge will meet you at the property upon check-in and provide valuable information about the home. Should an in-person meeting not work out, your Concierge will provide you with all the instructions you will need. We are here to make the check-in process a seamless one!

Our concierge team is committed to delivering exceptional service, impeccable cleanliness and all the amenities of your everyday home. With each stay you will enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker and Keurig, kitchen cookware and utensils, shower toiletries and soaps, extra linens and towels, air conditioning, cable, and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our pleasure to provide suggestions for restaurants, make reservations, organize activities, and answer any questions.
We offer the option to purchase trip insurance through Rental Guardian. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).
At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check-in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.
The Town of Kiawah Island has a noise ordinance from 11:00 p.m. to 7:00 a.m. daily. Please be mindful of your neighbors. Noise complaints can result in fines and rental termination.
