The property is composed by two nearby villas (just 20 meters each from the other) immersed in the greenery of the Umbrian country 90 kms northern of Rome. The first one is a prestigious manor, dates back to the 1800 while the second villa is a typical rustic Umbrian, both has been renovated in the years 2015-2018 and modern comforts have been added as air conditioning and internet connection.The entire property is completely surrounded by a large garden full of centuries-old trees and flowers. From every corner of the property the panoramic views is amazing. On the eastern side you have a wide panorama of the countryside, while on the western one you have a panoramic views on the old town of Amelia. There are two swimming pools, both for your exclusive use. The main pool is 14 by 5 meter (depth is 1,60 meter everywhere). The pool area is furnished with a gazebo and 9 comfortable sunbeds. The second pool is 10 by 4 meter (deph 1,60) and is also equipped with sunbeds.
The property is also an excellent choice if you have to organize an event (other services available upon request: cook/cooking lessons, transfers, maid service, etc.). It’s suitable for 24 persons and has in total 12 bedrooms (12 sleeps/6 bedrooms are in the manor and 8+4 sleeps/5 bedrooms are in the second one). All the bedrooms have air conditioning.
The 500 square meter manor has been carefully restored in an elegant and tasteful way. Warm pastel colours natural beams, local terracotta and stones are mixed with a modern air conditioning plant & Wi-fi. The furnishings are well contextualized with the historicity of the villa. most of the ceilings have well-maintained frescoes. The villa entrance consists of a large living room with a solid wood table. Two doors, one to the east and one to the west, give this room a truly suggestive light. On the right of the entrance, there is a beautiful dining room with a table for 12. Next to it a well equipped kitchen (gas with 5 burners, toaster, oven, microwave, juicer, refrigerator with icemaker, nespresso) with fireplace and additional table for 8. On left of the entrance there are a cozy living room with a piano (usable only by experienced people) and a living room with two couches and a fireplace. On the same floor you will find a bathroom with shower usable by all guests and the first suite with double bed (upon request it’s possible to have two separate beds) and en-suite bathroom with shower. There is also toilet near the stairs to the first floor. An imposing and prestigious marble staircase leads to the first floor where we found an large living room with sofas for 9 and 2 armchairs. This living room is finely furnished. On the same floor there are for suites, all with anteroom, bathroom and bedroom. One has two single beds and en-suite bathroom with shower and tub. From its window you will enjoy a panoramic view of the Amelia historic center. Another suite has anteroom with sofa for two, bathroom with tub and shower, bedroom with double bed. The third suite has anteroom with a living room ideal for relaxing in complete privacy, bathroom with shower, bedroom with double bed. The last Suite, has anteroom with a desk for those who have to work during their stay and a sofa for 2, bathroom with tub and shower, bedroom with double bed. Wide and suggestive view of the garden and the countryside. On the second floor there is a bedroom with 2 single beds and e-suite bathroom with tub and shower.
The second Villa, renovated in the typical Umbrian style, has on the ground floor a separate apartment (no internal staircase) with living/dining room, kitchen, bedroom with double bed and bathroom. On the first floor (access through external staircase) there is a porch with table for 8 people, 2 living rooms (one with 2 sofas for 4 and the other with sofas for 3 + fireplace) and a separate well equipped kitchen (frigo, fridge, nespresso, toster, moka, dishwasher, oven) with table for 8. On the same floor there are a double bedroom with en-suite bathroom with shower/toilet and a bedroom with two single bed and en-suite bathroom with shower/toilet. On the second floor there are 2 bedrooms, one with double bed and one with 2 single bed, both with en-suite bathroom with shower/toilet.

Outside there are a table for 6 and two benchs where you can relax or have a drink. A ping pong table is also available. Barbecue area in the shade of a lime tree is available to cook. Manor, garden and swimming pools are for private/exclusive use of the tenant. There is also parking place for 8 cars (4-5 covered)
The property lies 7 km from the medieval Town of Amelia, 90 km from Rome. The nearest supermarket, bakery, pharmacy, bar are available at 3km in the village of Fornole. In the town of Amelia there are several supermarkets (COOP, Super Conti, Eurospin… also open Sunday), butchers, bakers, fruit & vegetables and bars. Almost all kind of shops are available in Amelia, open market on Tuesday morning outside the old town and Saturday morning in the old town next to the S.Francesco church. The nearest restaurant is at more or less one km from the property, where it is possible to try natural dishes (Rapastella). Others recommended restaurants: La Gabelletta (outside Amelia on the road in direction of Foce), Il ristoro del Falco (restaurant/pizzeria), Montenero (restaurant/pizzeria). For a happy hour/cocktail we suggest No way in the historical center of the town, Il Chicco d’oro on the square with view on the city wall and Sister Act. During the summer you will also find a sort of chiringuito for a cocktail or street food (Il Chiosco dell’Oca). About other activities available near and around Amelia: clay tennis courts, horse riding, mountain bikes routes. If you want to visit Rome, the railway station of Orte is at a 20-minute drive, there is a train to Rome every 30-40 minutes, and in 45-60 minutes you are in the center of the city. If you want to go by car, the drive to Rome's ringroad is of 45 minutes, we recommend to leave the car in the car park of Villa Borghese.
