Cosy family cottage on 1100sq flat section (Shared with a small unit) with almost all the essentials of a home.
Quiet neighbourhood close to the expressway north & south bound.
Alfresco dining on the covered deck is fabulous!
Small selection of kids toys and books but please treat them with care.
I normally live here, but travel for work sometimes.
Discount for 7 day+ stays. If you need extra space or exclusive use you can book the unit separately if its not already booked.
Not a party house.
Horotiu is more rural but still suburb living surrounded by other homes. Its out of the hustle and bustle of Hamilton city.
My cosy house is 91sq. Has 3 bedrooms lounge, kitchen and covered deck.
I dont have a dining table as the kitchen is a funny shape and it got in the way. Tray tables are used instead or the outdoor covered area.
Separate toilet and bathroom.
I live here with my daughter but work commitments and family living out of town means it's often free for your stay.
There is a guest laundry with a front loader purchased Sept 2022 to replace one I already had that needed upgrading. Generally I give access for 5 day+ stays but please ask if you need it under this.
The sleepout is also available to rent and is situated behind house and next to the deck. There is curtains for privacy and am hoping the plants grow fast in between. I may have other guests in there.
I've hosted workers, family stays and people visiting for events like the rugby, shows and Hampton Downs.
Kid friendly but I ask you look after her toys and put them away when finished.
Long term stays can pay my cleaner otherwise the cleaning fee as an exit fee to ensure its ready for the next guest.
With limited accommodation in the area and not all the hotels available in Hamilton for tourists now, I am glad I can help out.
It's not perfect but I am working hard on making the experience better each time I host.

You have a park infront of house and there is 1 space down the drive infront of annex or garage. Please don't park on the grass in the winter.
There is a keybox I'll give you the code for the day you arrive once the cleaner has been.
There is a washing machine avaliable for 5day+ stays. Please ask for access if your staying less then this.
Please note there is a unit on site that could be occupied and you may need to park next to them if you are down the drive.
Other things to note
There may be other guests in the unit. This is listed on Airbnb and elsewhere . I trust both parties will be considerate of each other.
The hot water cylinder isnt big, a large family wont be able to have consecutive showers sorry.
Maximum guest allowance includes infants. Airbnb let you add infants above the max guest, my home is not set up for more then 6 bodies.
Infants requiring a bed will be charged as a paying guest to cover making the bed and washing creating. I will ask which rooms you wish to have made up.
Please dont park on the grass out the front of on the property in the winter it gets really wet and I don't want the lawn damaged.
I'd prefer not to have smokers. If you do smoke please don't smoke under my covered deck.
This is a quiet neighborhood and I'm friendly with the neighbours please respect them and their homes.
Heater safety and the power bill is important to me. Please don't leave heaters, fans, aircon on while your not home.
I encourage recycling. There is glass, plastic/tin and cardboard collection. I also have a compost pile down the back of the garden.
Location: I'm not in Hamilton City, its situated on the outskirts. it has great access to the motorway and we are Te Rapa end of Hamilton. The location noted by Airbnb is very accurate (location is a review question).
We are a few streets away from some train tracks.
ps: there is a unit/sleepout on site which is bookable but may already have someone staying.
