This house is close to everything. Minutes from the airport and you will be unpacking in no time. You are in walking distant from the North Tower Park disk golf course, the Asolo Theater and the Ringling Museum of Art. Indian Beach is just a bike ride away. Lido key, Downtown, St Armands and Siesta Key Beach are a short car ride away. If you are here for the schools you are in between New Collage Ringling Collage of Art and Design.
As a proactive host, our goal is to make your stay as wonderful at 5020 Royal Palm as possible! We want you to have great experiences with all that Sarasota can offer. We also want the guests that come after you to have the same experience. These rules help us assure that happens.

This is to ensure that if there is any reason the House Rules cannot be followed, you will have the option of canceling the booking penalty free. Thank you in advance and we truly appreciate your cooperation!

1. Locals must communicate with the host before booking. Locals can not use instant-book.

2. No overnight visitors not listed on your reservation.

3. Occupancy limit. There can not be more than the listed amount of people in or on the property at any one point in time. Any people above this limit will be automatically vacated for trespassing.

4. All guests must be declared on the reservation. We require the full name and contact information for any person staying that is the age 18 and older. Any undeclared guest will be charged $40 per night and could still lead to removal of the reservation if any of the guests are deemed an unsuitable guest by the host.

5. Please be aware, this property uses Roku therefore we do not guarantee you will have access to local TV channels, nor do we have basic cable. Please bring your Netflix, HBO etc. account log-in information.

6. The guest MUST have a valid working phone number. If we attempt to contact the guest and they don’t have a working phone number we will cancel the reservation without refund.

7. This is a self check-in property. You certify that you are willing and able to follow the instructions that you are being provided by the check-in guide.

8. Only the person that is booked is allowed to check in. If someone is not added to the reservation they are not allowed to check in.

9. You know and agree to the following fees:
a)Smoking Fee: We are strictly NON SMOKING. There is a $200 per day smoking fee for each day you are in the property smoking. You may smoke outside, please be respectful of surrounding neighbors. Please pick up all smoking trash.

b) Late check out: if the late checkout is unauthorized there will be $50 fee after the first 30 min. If the late checkout is over 2 hours we will charge for an additional day. This does not award you possession of the property for an additional day. It is just the penalty for remaining in the property for an excessive time.
If a late checkout is needed a 24 hour notice will be needed and require approval to avoid any late check out fees.

c) Refund or discount fees: if any failure to follow house rules leads to refund or discount the next guest you are responsible to cover the resulting costs.

d) We are not pet friendly. If a pet is brought on premises there will be an automatic fee of $50 per pet as well as a non refundable fee of $50 for extra cleaning needs. This does not cover any damages the pet may cause.

10. A violation of the house rules can lead to an immediate removal of all guests without refund.

11. You agree to booking in good will and you will not attempt to damage the property because you are dissatisfied with a ruling by the 3rd party or the host in the event that a violation of the host’s rules occurs.

12. If you have a complaint about an aspect of the property whether cleanliness, amenities or otherwise upon addressing this complaint to the 3rd party or us you are authorizing us to come into the property to solve the problem, within 24 hours of your arrival. We do not require permission to access the property to remedy anything that you deem unsuitable.

13. Quiet hours are between 10PM and 7AM so as to not disturb neighbors.

14. Stays longer than 14 days are subject to an additional cleaning fee of $50. You will be charged this fee seperately.
