Welcome to our superb Apartment/Villa, of more than 100m2, air-conditioned with exteriors & swimming pool, parking, which can accommodate up to 6 people. Comfortable, quiet and tastefully decorated! Stay with family or friends, in the heart of the Nice hills with a beautiful view of the sea. The beaches & Promenade des Anglais are less than 10 minutes by car / City center 15 minutes (vehicle strongly recommended). Let us welcome you to our beautiful city of Nice, “Nissa la Bella!” Our architect-designed house is located in a small co-ownership made up of 3 accommodations. Most of the estate is at your disposal and private, respecting the neighborhood and sharing a few walls. The apartment/Villa consists of 3 bedrooms. 2 bedrooms are located on the ground floor and a 3rd bedroom (Master-room), upstairs with WC included. You will have a large equipped kitchen, with central island, a family & friendly living room. The accommodation is bright thanks to the large bay windows. A bathroom with bathtub and shower and 2 toilets are available, in total (including 1 in the upstairs bedroom), for greater comfort. You will have exclusive and private access to the garden and exteriors, where the swimming pool of more than 10m is located (children under your supervision and responsibility please), a volleyball area, ball sports, basketball hoop or even ping-pong table -pong. In addition to this unique and rare space in Nice, the house offers 2 large terraces, one with gas barbecue (maintenance not included in the cleaning costs - Please cover after use) and large lounge area, and a second with equipment sports (under conditions of use and under your responsibility). Perfect for enjoying unique and memorable moments, over a drink or a meal! You will therefore find all the necessary comfort for your stay in Nice. All you have to do is pack your bags and enjoy the Nice art of living, thanks to my accommodation. For parking, only ONE parking space on the property is reserved for you! You will find some free spaces a few minutes away, or in the free outdoor public parking at l'Archet hospital, about 10 minutes' walk away. Please take note of this point before booking. You will have access to the entire accommodation: 1 parking space, 10 m private swimming pool, exterior areas delimited by hedges and outdoor equipment, Living room, 3 bedrooms (1 bedroom upstairs), Kitchen, 1 bathroom, 2 WCs (1 adjoining the upstairs bedroom), 2 Terraces (with Barbecue & sports equipment) & Laundry room / Storage. We keep some personal belongings in a closed cupboard, not accessible to travelers. The Jacuzzi is NOT available for travelers, as well as the garage/box/technical room area. Thank you for your understanding. Access to the upper floor is by stairs. There are also stairs to access the house. Please take note of this before booking. Garden and swimming pool maintenance staff are authorized to intervene during your stay. We will try to inform you of their regular passage, as far as possible. Our co-host Adrien will try to show you around and explain the accommodation to you upon your arrival, in order to facilitate your stay. One private outdoor parking spot is included with every rental. Street parking is available 200 meters from the villa, or you can use the free public parking at the L'Archet hospital, which is a 10-minute walk away. Bus line 6 offers regular and frequent service to Magnan, where you can connect to Tramway T2 (Port - Old Town Nice - City Center - Nice West/Promenade des Anglais - Airport). The bus stop is called La Massabella. It takes approximately 10-15 minutes to drive or take the bus down the hill. The city center is a 20-minute drive away, and the airport is also a 20-minute drive. Local shops are within a 5-minute drive up the hill towards Saint Antoine de Ginestrière. Additional shops, supermarkets, and restaurants can be found in Magnan at the bottom of the hill. Meal and grocery delivery services are available from the villa. We offer our usual family living space. We therefore ask you for the greatest respect and good use of the equipment at your disposal. We emphasize that we do not accept any parties or excessive noise. The high standard property is very well inhabited. Despite the joint ownership, please respect the neighborhood, with whom we have excellent relations. Late reception possible after 8 p.m. for a supplement of €50 payable online via Airbnb. We can recommend a mobile luggage locker including the collection and delivery of luggage in person, "Buddibags", if necessary, upon simple request. Also, possibility of organizing additional Housekeeping & Linen services, on request, at least 48 hours before the desired arrival date.
